How to waterproof house walls: find the leak, pick the material
How to waterproof house walls case by case: rain-facing walls, rising damp, cracks and party walls. When to use sealant, waterproof paint or mortar.

How to waterproof house walls is a question almost every home in Vietnam faces after a few rainy seasons: flaking paint, yellow stains, black mould along the skirting, sometimes a wall that feels damp to the touch. The most important step is not buying the most expensive product, it is finding where the water actually gets in. The same stain can come from rain driving into an outside wall, moisture rising from the ground, a leaking pipe buried in the wall, or water running across from the house next door. This guide works through each case, suggests suitable materials, and is honest about when you can do it yourself and when you need a builder.
Step 1: find the water source before buying anything
Look at the stain right after rain and again after a few dry days. If it spreads during rain and then slowly dries, water is coming from the outside face, the roof or around a window. If the bottom of the wall stays damp all year to a height of a few dozen centimetres, rising damp is the likely cause. If the damp appears in dry weather and follows a line, suspect a pipe in the wall: close the main valve and see whether the water meter keeps turning. A party wall that gets wet often has an uncovered gap between the two houses.
- Damp after rain: check the outside face, window frames and the roof junction.
- Damp at the base all year: rising damp, the base of the wall needs treatment.
- Damp in dry weather: suspect a leaking pipe and call a plumber first.
- Party wall: the gap between houses needs covering, so talk to your neighbour.
Waterproofing an outside wall that takes the rain
This is the most common case. Scrape off loose paint, fill hairline cracks with a proper crack filler, let it dry, then apply an exterior waterproof coating in as many coats as the manufacturer specifies before the exterior topcoat. Seal gaps around window frames, screw holes and air-conditioning pipe penetrations with an outdoor-grade silicone or waterproof sealant. Skipping the cleaning and crack repair is the usual reason a new waterproof layer lasts only one season.
Rising damp and bathroom walls
Damp rising from the ground is harder because the water comes up through the foundations. The usual approach is to strip the damaged render at the base of the wall, let it dry, treat it with a cement-based or negative-side waterproofing product, then re-render. In bathrooms, water often gets through floor grout and the base of the wall; regrout with a waterproof grout and seal around drains and the toilet base. If the whole bathroom floor has to be broken up to redo the membrane, that is a job for an experienced builder.
| Situation | Typical material | DIY? |
|---|---|---|
| Small cracks, window gaps | Silicone, waterproof sealant | Yes |
| Patchy outside wall | Waterproof coating plus exterior paint | Yes, if low and safe to reach |
| Rising damp | Render, cement-based waterproofing | Better with a builder |
| Bathroom leaking to the floor below | New floor membrane | Better with a builder |
Choosing waterproofing materials: read past the label
Everything is sold as waterproofing, but each product does a different job. Waterproof paint and coatings form a film on the wall and suit outside walls with few cracks. Tube sealants are for gaps and joints. Cement-based mortars and slurries bond to concrete, wall bases and floors. Waterproof tape is a quick fix for metal roofs and gutters, not a substitute for treating a wall. Read the label carefully: indoor or outdoor, how many coats, and how long before you can paint over it.
When to call a builder and ask for a quote
If the damp area is large, high up and needs scaffolding, or involves a flat roof, a bathroom floor or buried pipes, have a builder inspect it and propose a fix. Once you know the job and the area, you can request a materials quote to see what the materials will cost in your area. Prices change over time and with quantity, so a quote for your actual job is more useful than a generic price list online.
In short: find the real water source, clean and repair the surface properly, and use the right material in the right place. Get those three steps right and the waterproofing will last.
